This luxury home ticks all the boxes for a dream holiday in Hobart. It is set over 3 levels with versatile living spaces, unbelievably large sleeping quarters and a fantastic open plan kitchen/dining/living room which takes advantage of the sweeping views of the Derwent River estuary. The kitchen is a chef's dream with gas hotplates, a dish-washer and plenty of bench space to plate up some of Tasmania’s delicious and local fresh produce.

The house offers 2 large bedrooms both on the first floor, a living area, dining room and a formal sitting room  on the ground level as well as downstairs utility room and laundry in the basement. The master bedroom has a shared ensuite as it can also be accessed from the hallway, whilst maintaining privacy in the master bedroom. The second bathroom is conveniently located ground level at the base of the stairs. Most rooms lead onto the panoramic deck that wraps around the house allowing you to watch the yachts on the river - perfect for viewing the Sydney to Hobart fleet or simply relaxing on the balcony. 

Enjoy a hit of tennis on your very own tennis court or follow the private pathway to the waterfront below. The furnishing, art work and appliances all complement the house beautifully inviting you to simply unpack, take your shoes off, put your feet up and indulge in your Hobart stay.

Kylakin is only a short hop to the shops, the Royal Hobart yacht clubs and restaurants of Sandy Bay. Only 4 km from the centre of the city and Salamanca, you are only minutes from the shopping centre, galleries, restaurants, cafes, bars and waterfront activities of Hobart. Your home away from home is the perfect place to base yourself to discover the best of southern Tasmania.

Please note Kylakin is not suitable for children under 8 years of age due to the furnishings and artwork and more importantly, the house has very steep window drops from the upper floor and steep stairs down to the laundry.

Terra-cotta tiles throughout downstairs, with carpeted staircase, bedrooms and upstairs living area for warmth. A gourmet kitchen complete with all modern appliances, toaster, kettle, coffee machine and plunger, Breville microwave, Blanco dishwasher, St George Gas stove top and dual electric oven, Fisher & Pykell Large stainless steel refrigerator, ample pantry, cupboard and bench space plus all crockery and utensils. 6 seater formal dining table and casual 4 seater dining table in kitchen. Air conditioning and reverse cycle heating in all downstairs rooms, ceiling heating upstairs and ceiling fans in the living room. Electrolux front loader washing machine, Hoover clothes dryer and ironing facilities included.   A 50’inch LG Flat Screen TV is in the main living room,  with additional TVs in Main and second bedrooms. Foxtel, DVD player, DVD library, Stereo and IPod dock plus a selection of board games, books and unlimited Wi-Fi included throughout your stay.  Casual 8 seater outdoor dining table with umbrella, BBQ, Balcony with waterfront views of the Derwent River, private tennis court, and fully enclosed fenced garden with private pathway access to the waterfront. Off street parking available.

Meet and Greet

Please provide your arrival time as one of our staff will meet you at the property and welcome you. There is a $60 meet and greet fee applied to your total booking cost however if you are arriving between 10:00pm - 12:00am, an additional after hours Concierge fee of $40 will apply. Arrivals after 12:00am will incur an additional $100 after hours Concierge fee.  

Please notify our Concierge of any delays in advance (at least 1 hour before scheduled arrival). Any delays not notified in advance may incur an additional $70 call out fee.

Security Deposit

Please note we will deduct $500 from your credit card 10 days prior to your arrival. This will then be returned upon inspection of the property after your departure. Our rates are based on twin share. Fees will apply for excess guests not agreed in advance. Please include all adults and children in your enquiry. If you have babies please advise their ages also.
